Phase 1
Free Site Assessment and Design Consultation
A licensed project manager visits your property, assesses the site conditions (soil, drainage, existing structures, HOA setback requirements, and utility locations), and discusses your vision, budget, and timeline. You leave the consultation with a clear understanding of what is feasible on your specific property and what your project will realistically cost.
Phase 2
Custom 3D Design
Our design team creates a full 3D rendering of the proposed pool in your backyard — showing the pool shape, finish color, deck material, and surrounding landscape elements together — so you can visualize the finished project before approving the design. Material samples for the interior finish, tile, coping, and deck are reviewed at any of our three South Florida showrooms. Design revisions are made until the rendering reflects exactly what you want built.
Phase 3
Permitting and HOA Submissions
We prepare and submit all permit applications to the relevant city or county building department, including structural drawings, site plans, and equipment specifications. For HOA-governed properties, we prepare the full HOA design approval package and manage the submission and approval process. You do not contact the building department or HOA directly.
Phase 4
Site Preparation and Excavation
Once all permits and approvals are in hand, our crew prepares the site — marking utility lines, setting up equipment access, and managing any drainage or dewatering requirements specific to the South Florida water table. Excavation is completed to the engineered specifications of the pool design.
Phase 5
Shell Construction (Gunite/Shotcrete)
Steel rebar is placed according to the structural engineering specifications, and gunite or shotcrete is applied by our in-house crew to form the pool shell. Shell thickness, rebar spacing, and application technique are all critical to the structural integrity and longevity of the finished pool — which is why we never subcontract this phase.
Phase 6
Plumbing and Electrical Rough-In
All return lines, suction lines, light conduits, and automation wiring are plumbed and run during this phase, before any surface finishing work begins.
Phase 7
Tile, Coping, and Deck
Waterline tile and coping are installed. Pool deck construction or installation follows — travertine pavers, brick pavers, or another selected material — in the correct sequence to avoid damage to the pool shell and coping.
Phase 8
Equipment Installation
The equipment pad is set, and all mechanical equipment — pump, filter, heater, automation controller, and LED light transformers — is installed and plumbed.
Phase 9
Interior Surface Finish Application
Our in-house surface crew applies the selected interior finish (marcite, quartz, or pebble) using troweling and finishing techniques that directly affect the long-term quality of the completed pool surface.
Phase 10
Startup, Fill, and Chemical Management
Our in-house surface crew applies the selected interior finish (marcite, quartz, or pebble) using troweling and finishing techniques that directly affect the long-term quality of the completed pool surface.
Phase 11
Final Inspection, Walkthrough, and Handover
The building department final inspection is scheduled and completed. Our project manager walks the finished pool and surrounding area with you, confirms all elements match the approved design and scope, reviews equipment operation, and documents the written workmanship guarantee before handover.
